EPBC Act Preliminary Documentation for Coonara Residential Development at 55 Coonara Avenue, West Pennant Hills (EPBC 2023/09508)

Mirvac is committed to creating a new family friendly community on this project site, that sensitively responds to the natural landscape. The residential community includes 417 dwellings of both houses and apartments with 10 hectares of remnant forest rezoned to C2 environmental conservation being dedicated to NSW Government as public open space.

Mirvac submitted a proposal to develop parts of the project located at 55 Coonara Avenue, West Pennant Hills including demolition of existing buildings, removal and modification of existing infrastructure, and construction of dwellings and apartments, communal facilities, open space and associated infrastructure.

The proposed action has been determined to be a “controlled action” under the Environment Protection and Biodiversity Conservation Act 1999 (the EPBC Act) and will therefore require assessment and approval under the EPBC Act before it can proceed. The controlling provision under the EPBC Act is “Listed threatened species and communities” (Sections 18 and 18A) and the assessment approach is through Preliminary Documentation.

The proposal was open for public consultation between 7 January and 15 February 2024 and has now closed.

In accordance with section 95B(2) of the EPBC Act, a summary of the submissions received during the public exhibition period has been prepared.

The final documentation and summary of the submissions received will be available for your information only, for a period of 10 business days from Friday 15 March to Thursday 28 March 2024 at the following locations:

• The Hills Shire Council, Administration Centre, 3 Columbia Court Norwest NSW 2153

• The State Library of NSW, LG2, 1 Shakespeare Place, Sydney NSW 2000
